PREPURCHASE RESIDENTIAL & COMMERCIAL BUILDING INSPECTIONS

For most people buying a home is the largest investment they will ever make. We feel it is important to know what your buying, good or bad. Our inspection reports provide a professional unbiased account of the buildings condition. The inspections are a visual inspection of all accessible areas of the residential or commercial property and include the interior and exterior of the building as well as the roof space, the subfloor and the site.

Our easy to read reports comment on and provide photographic evidence of floor coverings, door, wall, paint and ceiling condition, presence of insulation or sisalation and methods of heating and cooling as well as many other items. All of our Pre-Purchase Building Inspections comply with Australian Standards AS 4349.0 and 4349.1 and our professional indemnity insurance is provided by RAPID Solutions.

Our inspectors are happy for you to attend the inspection and have your questions answered on site. Please just make a note in the special instructions section of the order form. We are also happy to discuss the report findings with you or provide further explanations if required.

 

 VISUAL TIMBER PEST INSPECTIONS

Industry surveys suggest that One In Three unprotected homes will suffer from termite attack and YES, there are termites in Orangedespite some misconceptions and long held beliefs that it is too cold for them.

Why take the risk?
Rectification of structural damage caused by timber pests can run into thousands of dollars. A timber pest inspection prior to purchasing a property and an annual inspection as recommended by the Australian Standard 3660 can dramatically reduce your risk of exposure to attack.

A timber pest inspection determines the presence of timber pests – in particular termites, borers or timber decay fungi. These pests affect the structural integrity of a building and may put the lives of your loved ones or tenants at risk if undetected and untreated.
This inspection will also identify conditions which are conducive to a timber pest attack for example areas where the termite inspection zone has been breached, where there is a regular moisture source such as a leaking shower or pipe or where untreated timbers have been used for construction of buildings or garden beds.
The inspection is carried out in accordance with the Australian Standards 3660.2 – 2000 & 4349.3 -2010 and a written report is provided after each inspection.

 HANDOVER DEFECT INSPECTIONS

Brand New does not necessarily mean defect free.

This service is an inspection of the newly completed dwelling carried out by a qualified independent person who is not associated with the builder or the home owner.
Most people have a positive and successful experience during the construction of their new home or investment property however in some cases new homes do have defects that may not be immediately evident to the owner. An independent inspector is not emotionally invested in the building and therefore can inspect the building with an objective eye.
Items identified by the inspector can then be raised with the builder for rectification prior to handover or within the defects liability period.
A handover defect inspection is essential for out of town investors who may never see the property in person.

VENDOR PRESALE DEFECT INSPECTIONS

Presale Defect inspection reports are the same reports supplied to a perspective purchaser however the difference is with a Presale report the homeowner has access to the inspection findings and report.
Presale Defect inspections will, in most cases, identify any defects, possible non-compliance issues and other items which would normally be identified during a prepurchase building inspection report.
While Presale reports are not required in NSW, some progressive and proactive Real Estate agents are now including these reports as part of their sales packages to homeowners.

Options, Choices, Control

Presale Defect (PSI’s) reports allow you to be in the driving seat when listing your home for sale. PSI’s give you the opportunity to make informed decisions.
Why risk loosing a sale over a defect?
PSI’s allow you to set a realistic sale price which takes into account any problems identified during the inspection.
PSI’s give you the option to have some or all defects rectified prior to sale.
PSI”S give you the option to declare any defects without having them rectified which then reduces the purchaser’s ability to negotiate a reduced purchase price.
